Comments:

Mimosart is a family and factory finished boat built in 1977 with most options available. Full teak deck. She is Canadian registered and well documented. Mimosart was upgraded and retrofit to virtually new condition in 1999 & 2009, including engine, new dodger and electronic upgrade, bowsprit, boomkin, mast, boom, and standing rigging (9/32). Awlgrip hull & deck house (1999), cabin top fiberglass/gelcoat (2010) and the bottom epoxy barrier coated (2003). Since that time she has been maintained and enhanced to keep her in excellent condition and service.

Accommodations:

Factory finished Westsail 28 interior layout. Anchor chain and rode most forward, next aft is forward stateroom with V berth, storage under V bunks, and with four high drawers for clothing or equipment. Next aft enclosed head to starboard and storage closet to port. Next aft main salon with U configured settee to starboard with cushions reupholstered (2009). Refrigerator/ freezer under settee bench with gage. Settee table can be placed down to form a large double berth. To port is the galley with SS sink and gimballed two burner LP gas stove. Next aft to port is a chart table and navigation station. Next aft to port is a single 7 foot bunk. Next teak companionway steps and teak cabinet door to engine room. Engine is located below the removable cockpit floor so full access to engine is provided. Entire interior has been refinished, and the interior of all lockers repainted. Electrical:

• Shore power system is 120 volt, 30 amp feed, wiring and 4 circuit distribution panel
• Battery charger 12 volt system (new 2009)
• (2) new two house batteries 6 volt (350A) and (1) new cranking battery (600A)
• State of charge indicated on analog panel gauge
• 12 volt wiring and 18 circuit switch indicator panel located in nav station. The 12 volt system is isolated from the lightning and radar antenna ground plate. The positive feed is thru a single post terminal and all grounds are run thru a ground buss tied to the negative battery terminal.
• Engine ground is for starting and alternator charging current only.
• Low current (.02 amp) LED's located at the nav station are used to indicate any live circuits.
• Two 15 watt solar panels mounted as top surface of teak deck box
• Lightning ground system connecting stanchions, mast and standing rigging to the dynaplate. System includes a masthead static dissipater.

Electronics:

• Silva Nexus network - knot/log, depth, water temp. multi-function displays in cockpit and nav station

Waste Handling:

System includes macerator, large smell proof aluminium custom built holding tank (40 gal) with electric gauge PAR 29 series manual flush, converted to electrical flush head with PAR 29100 kit (manual conversion parts included)

Mast and Rigging:

• LeFiell mast and boom (1999)
• Standing rigging 9/32" 1x19 SS, Norseman terminals (1999)
• Running rigging (2004) with internal halyards, all lines run to cockpit, single line reefing run to cockpit

• Two anchors: one 35# CQR plow anchor on 25-ft 5/16" chain and 400-ft 1/2" 3-strand twist nylon and one Fortress F7 on 50-ft chain and 300 ft line
